Construction Manager
Our client is a respected commercial real estate and property management firm overseeing a diverse portfolio of office, retail, industrial, and mixed-use properties. They are seeking a Construction Manager to oversee capital improvement, tenant improvement, and property construction projects. The Construction Manager is responsible for planning, coordinating, and delivering construction projects on time, within budget, and to the highest quality standards. This role works closely with property management teams, clients, contractors, architects, engineers, and vendors while managing multiple projects simultaneously.
Responsibilities:
- Manage commercial construction, capital improvement, and tenant improvement projects from planning through completion.
- Develop project scopes, schedules, budgets, and RFPs.
- Serve as the primary point of contact for clients throughout each project.
- Coordinate architects, engineers, contractors, subcontractors, and vendors.
- Monitor project budgets, schedules, quality, and contract compliance.
- Obtain permits, coordinate inspections, and ensure regulatory compliance.
- Review contractor invoices and approve payment applications.
- Identify project risks and resolve issues proactively.
- Maintain project documentation and communicate progress to stakeholders.
- Travel to project sites as needed (approximately 25%).
Qualifications:
- Bachelor's degree preferred or equivalent experience.
- 3+ years of construction management, owner's representative, project management, or commercial real estate construction experience.
- Experience managing commercial, retail, office, or industrial construction projects.
- Strong understanding of construction documents, permitting, building codes, budgeting, and project scheduling.
- Experience working with contractors, property management teams, and ownership groups.
- Proficiency with Microsoft Office, Google Workspace, and project/property management software such as Yardi, AppFolio, Procore, or similar platforms.
- Excellent organizational, communication, and problem-solving skills.
