Senior Project Manager – Residential


Residential Developer is seeking an experienced Senior Project Manager to lead development projects, including multifamily and single-family homes. This role oversees projects from planning through execution, ensuring they are delivered on time, within scope, and on budget.


Responsibilities:


Project Planning & Pre-Construction

  • Develop and manage project plans, schedules, and budgets for residential construction projects.
  • Conduct feasibility studies and cost analysis for new development opportunities.
  • Collaborate with architects, engineers, contractors, and stakeholders during design and pre-construction phases.
  • Manage procurement and purchasing for projects.


Project Execution & Site Management

  • Oversee all phases of construction, ensuring compliance with safety regulations, quality standards, and project specifications.
  • Manage vendor and contractor relationships, including contract negotiation and performance oversight.
  • Monitor site activities, resolve issues promptly, and maintain project timelines.


Budget & Risk Management

  • Track project expenses, submit draw requests, manage change orders, and ensure financial goals are met.
  • Prepare regular financial and progress reports for stakeholders.
  • Identify and mitigate risks impacting project costs or schedules.


Team Coordination & Leadership

  • Act as the primary liaison between internal teams, contractors, and external stakeholders.
  • Foster a collaborative environment to ensure alignment and efficient project execution.
  • Provide leadership and direction to on-site teams and subcontractors.


Qualifications:


  • Minimum 10 years in residential project management, with experience in both multifamily and single-family projects.
  • Familiarity with local building codes, permitting processes, and zoning regulations.
  • Strong project management skills including budgeting, scheduling, and risk management.
  • Proficient in project management software (MS Project, Procore, Rabbet) and design tools (AutoCAD).
  • Strong communication, negotiation, and leadership skills.
  • Ability to manage multiple projects simultaneously under tight deadlines.
