Developer Manager – LIHTC / Affordable Housing


Affordable Housing Developer is seeking a Developer Manager. The Development Manager will oversee development opportunities from early feasibility through financial closing and handoff to asset management. The role requires a mix of financial analysis, project management, regulatory navigation, and stakeholder coordination to ensure projects are delivered on time, within budget, and aligned with community and organizational goals.


Responsibilities:


  • Evaluate potential affordable housing sites and assess alignment with program and funding requirements.
  • Prepare and analyze project pro formas, including LIHTC modeling, subsidies, and layered financing.
  • Secure funding through tax credits, bonds, grants, loans, and public/private partnerships.
  • Prepare and submit competitive LIHTC, HUD, and other affordable housing funding applications.
  • Oversee zoning, land use, and permitting processes to ensure regulatory compliance.
  • Coordinate third-party reports (environmental, engineering, market studies) to support financing and closing.
  • Lead financial closings, coordinate with lenders and investors, and ensure a smooth transition to construction and asset management.
  • Collaborate with municipalities, community partners, architects, engineers, contractors, and investors throughout project lifecycle.


Qualifications:


  • Bachelor’s Degree in Real Estate, Finance, Urban Planning, Public Administration, or related field (or equivalent work experience).
  • 3+ years of experience in real estate development, project management, construction management, or a related field.
  • Experience with LIHTC & Affordable Housing strongly preferred
  • Proficiency with financial modeling and Microsoft Excel; experience with project management tools a plus.
  • Strong financial analysis and problem-solving skills.
  • Demonstrated ability to manage multiple projects and deadlines simultaneously.
  • Strong organizational skills and attention to detail.
  • Excellent written, verbal, and interpersonal communication skills.
  • Skilled in negotiation, problem solving, and stakeholder engagement.
