Controller - Commercial Real Estate
We are seeking a hands-on Controller to lead financial operations within a fast-paced, collaborative real estate environment. This role oversees reporting, compliance, and accounting across a high-volume commercial and retail portfolio, while partnering closely with senior leadership.
Responsibilities:
- Prepare and review consolidated financial statements, investor reporting packages, and capital call notices
- Lead monthly, quarterly, and annual close processes in accordance with U.S. GAAP
- Coordinate year-end audits and support external auditors
- Develop and manage annual budgets and periodic forecasts
- Review general ledger activity, journal entries, accruals, and balance sheet reconciliations
- Oversee accounts payable/receivable, cash receipts, and rent roll accuracy
- Manage bank reconciliations, cash flow projections, and loan draws
- Administer distribution waterfalls, security deposits, and letters of credit
- Perform variance analysis and financial performance reporting
- Ensure compliance with partnership agreements, loan covenants, and regulatory requirements
- Review leases, loan documents, and management agreements
- Oversee CAM reconciliations, real estate tax escalations, and tax certiorari coordination
- Prepare 1099s and support tax reporting processes
- Implement and maintain strong internal controls
- Supervise, mentor, and develop accounting staff
- Identify and drive process improvements to enhance efficiency
- Collaborate cross-functionally with internal teams and external partners
Qualifications:
- Bachelor’s degree in Accounting or Finance
- 7+ years of progressive accounting experience, including 5+ years in a property controller role (NYC commercial/retail preferred)
- Strong experience with Yardi (Voyager required)
- Deep knowledge of U.S. GAAP and real estate accounting practices
- Advanced Excel skills
- Proven leadership and team management experience
- Strong communication, organizational, and analytical abilities
- Ability to manage multiple priorities in a deadline-driven environment
