Property Inspector – Multifamily


Our client is seeking a Property Inspector to conduct comprehensive physical inspections across an affordable multifamily housing portfolio. This role performs 100% unit inspections, evaluates properties against HUD NSPIRE standards, and conducts punch-list inspections of newly constructed and renovated units prior to occupancy.


Responsibilities:


  • Conduct recurring inspections of units, common areas, building exteriors, and site elements.
  • Identify and document NSPIRE deficiencies, including health and safety issues, with photos and detailed reports.
  • Communicate deficiencies to property management and maintenance teams and track corrective actions through resolution.
  • Conduct punch-list inspections of new construction and renovated units to verify quality, completeness, and compliance with plans/specifications.
  • Re-inspect completed punch-list items prior to unit approval and occupancy.
  • Coordinate inspections with property management, construction teams, contractors, and development staff.
  • Prepare inspection reports and portfolio-level summaries for leadership and compliance purposes.
  • Support HUD, state agency, lender, investor, and other third-party inspections.
  • Travel regularly to portfolio properties, including occasional overnight and out-of-state travel.


Qualifications:


  • 2+ years of experience in property inspection, maintenance, construction, or multifamily property management; affordable/LIHTC housing experience preferred.
  • High school diploma or equivalent required; construction, building inspection, or property management coursework/certification preferred.
  • NSPIRE Inspector Certification strongly preferred or ability to obtain after hire.
  • Working knowledge of building systems, including electrical, plumbing, HVAC, roofing, and structural components.
  • Familiarity with HUD and LIHTC requirements preferred.
  • Strong attention to detail, documentation, organization, and communication skills.
  • Comfortable using tablets/inspection software, digital photography, Microsoft Word, and Excel.
  • Valid driver’s license and ability to travel regularly, including overnight travel.
