Collections Manager (Real Estate/Property Management)
We are seeking an experienced Collections Manager to lead rent collection strategy and oversee landlord-tenant financial operations across a residential portfolio. This role is responsible for driving collections performance, managing delinquency, and leading initiatives to reduce bad debt while ensuring compliance with applicable regulations. The ideal candidate will bring strong leadership, analytical, and operational expertise within a property management or real estate environment.
Responsibilities:
Collections Strategy & Oversight
- Lead and optimize rent collection processes across multiple properties
- Monitor delinquency trends, arrears, and collection KPIs; implement strategies to improve performance
- Develop and enforce policies and procedures to minimize uncollectible rent and financial risk
- Oversee resident payment plans and ensure consistent follow-through
Team Leadership & Development
- Manage, mentor, and support on-site teams and/or collections staff
- Provide training on best practices in collections, resident communication, and compliance
- Foster accountability and performance through clear metrics and reporting
Resident Relations & Escalations
- Oversee complex or escalated resident account issues and disputes
- Ensure professional, consistent communication with residents regarding financial obligations
- Partner with property management teams to maintain strong resident relationships while enforcing policies
Legal & Compliance Management
- Act as the primary liaison with legal counsel on nonpayment proceedings, evictions, and lease enforcement
- Ensure all legal matters progress in accordance with local regulations and timelines
- Review and approve legal documentation, payment agreements, and settlements
Reporting & Financial Analysis
- Analyze portfolio-level data on collections, delinquency, and trends
- Prepare and present regular reports to senior leadership
- Identify risks and opportunities to improve cash flow and operational efficiency
Cross-Functional Collaboration
- Partner with accounting, asset management, and operations teams to align financial strategies
- Support budgeting and forecasting efforts related to collections performance
- Assist in onboarding new properties with standardized collections processes
Qualifications:
- 5+ years of experience in collections, property management, or related real estate operations
- Prior leadership or management experience required
- Strong knowledge of rent collection processes, landlord-tenant laws, and legal procedures
- Proven ability to manage delinquency and improve collections performance
- Experience with property management systems (e.g., Yardi or similar)
- Excellent analytical, organizational, and communication skills
